The main house

The guest rooms

* the en-suite shower rooms of bedrooms 2 and 3 do not have a WC. They make use of the guest WC located between the living room and the master suite
** bedrooms 4 and 5 are accessed externally from the terraced gardens

NB: A double-twin bedroom has two single beds that can either be joined together to create a double bed or left separate as two single beds.

Reduced Occupancy

During the shoulder seasons, 1774 has a reduced price for a group of up to 6 that only need up to 3 bedrooms. The externally accessed guest bedrooms will be closed, but the rest of the villa, its amenities and its grounds will remain at the complete disposal of guests.

Inside

accommodation at 1774 is laid out over a main house and two externally accessed guest rooms.

The entrance to the main house leads in to a wonderfully generous, open-plan space that shows off the architectural history of this beautifully restored property. Stone-flagged floors merge into stone walls, lofty ceilings with wooden beams create an airy atmosphere, and plenty of windows, including a row of small clerestory-like apertures high up on one wall, filter in the Mediterranean light. These features run throughout the property, mixing subtly with contemporary moulded concrete elements and bespoke, honey-wooded cabinetry.

At one end of this charming, welcoming space is a sitting area that’s furnished with a long, sink-in sofa to one side, and some well-cushioned, built-in seating to the other. In the corner is a rather grand, decorative fireplace.

At the other end, up a few steps, is the well-equipped, bespoke kitchen, which also hosts a large dining table overlooking the living area

The three bedrooms of the main house are accessed directly from the open-plan communal space. There is:

a spacious master suite with double-twin beds, a comfy sitting area, an en-suite shower room, and access to the surrounding terraces
two more double-twin bedrooms, both with en-suite shower rooms with shower and sink and access to the terraces

Please note that the en-suite shower rooms of the second and third bedrooms do not have a WC. They make use of the guest WC located between the living area and the master suite.

The two externally accessed guest rooms, one located under the main house, the other in the gardens, both host a double-twin bedroom and an en-suite shower room.

Outside

Lithia is truly a villa for those who love outside living and mature, luxuriant gardens. The tone is set as soon as the Paxiot stone façade of the villa comes into sight, thanks to the flourishing, vibrantly coloured bougainvillea and hibiscus plants that cling to it. Stone paths and steps lead through the greenery taking one to a seemingly never-ending collection of paved, well-furnished terraces and patios where you can sit and chat, read, ponder or, from one particularly lovely corner, gaze at the views out towards Gaios and the sea beyond.

On the lowest level is the enticing pool and a shaded lounge area, while on the upper levels are two enchanting spaces with large, cane-topped gazebos. The first hosts a sitting area with cushioned seating and a breakfast table; the second, the larger of the two, incorporates a secluded al fresco dining area served by a kitchen and barbecue, and a lounge area with a generous horseshoe of built-in sofas.

After dinner, it is a pleasure to stroll through the beautifully illuminated grounds, drink in the intoxicating fragrances of the magical gardens, and toast the moon and stars above…

Due to the relatively limited number of hydrofoil/ferry connections between Corfu and Paxos in the shoulder seasons, we recommend arriving in Corfu by midday or, alternatively, adding a night in Corfu town the day before and/or after your time in Paxos.

Depending on the direction of the wind, traffic noise may occasionally be audible in certain areas of the grounds.

Due to the nature of the property, which includes terraces, low walls and several drops around the grounds, children must be supervised at all times.

Cats may be seen in the villa grounds. However, they will not enter the house unless encouraged to do so.
