Reduced Occupancy

During the shoulder seasons, Kairos has a reduced price for a group of up to 6 that only need up to 3 bedrooms. The bedrooms not required will be closed, but the rest of the villa, its amenities and its grounds will remain at the complete disposal of guests. Should you book the reduced occupancy rate, the main house bedrooms will be prepared for you.

Inside

accommodation at Kairos is spread over a main house on two floors and two guesthouse suites.

The front door to the main house leads in to a large, angular open space divided into four parts that flow into each other via wide-open arches. First is the well-equipped kitchen, flanked by the dining area. Then come two comfortably furnished living areas, one wrapped around a fireplace, the other with French windows leading out onto a shaded terrace. Both have views out to sea.

The style of Kairos's interiors fuses traditional Cycladic features - white-washed wood-beamed ceilings and curvaceous, moulded walls - with modern elements, a soft pastel palette, and vibrant artworks. The carefully chosen furniture, a mix of classical comfort and vintage designer pieces, imbues the atmosphere with a laid-back island vibe that radiates warmth and hospitality.

An opening to one side of the fireplace leads into a little hallway, off which are two double bedrooms, both with en-suite shower rooms. The larger boasts sea views and access via a pair of French windows onto the surrounding terraces.

Stairs in the hallway lead up to the first floor, which is home to a light, airy suite comprising a sitting area with a pair of sofa beds, and a double bedroom with sea views, an en-suite shower room and access to a fabulously panoramic private terrace with views of the sea, Antiparos Town and Paros.

A series of stone-built arches topped and framed by colourful climbing plants links the main house with the first guesthouse. Here there is a large split-level living with a built-in L-shaped sofa, a pair of French windows drinking in the sea views and opening out onto a shaded terrace, a shower room, and a good-sized double bedroom with its own panoramic terrace.

The second guesthouse is situated some 20m from the main house, down some steps below the pool area. To one side of a large open-plan space is a double bed, while to the other is a cosy sitting area with built-in sofas. Between the two is an en-suite shower room.

Outside

Kairos's outdoor areas have been designed to offer multiple options for guests, each one conceived for use at different times of day, according to the sun's passing. Terraces wrap around and between the main house and the first guesthouse and include plenty of shady spots. Beyond the terraces, the grounds are planted with a verdant array of flowering climbers, aromatic shrubs and herbs, shady trees, and ornamental grasses, all of which cocoon the property in an oasis of greenery that softens the ambience and soothes the soul.

All the rooms except the smaller bedroom in the main house feature French windows opening out onto a series of shady sea-facing terraces furnished with comfortable chairs and sofas.

Next comes an expanse of sun-soaked terrace and steps leading down to the pool area, which serenely looks out across the cobalt Aegean to neighbouring Paros. The angular pool is inviting and a precious addition to the property.

The terraces to the rear of the main house and the first guesthouse, like their sea-facing counterparts, are scattered with sitting areas, some built-in, others moveable depending on your personal desire. The highlight in these parts, however, is the shady al fresco dining area, which is served by an impressive outdoor kitchen featuring wood-fired pizza oven, a large built-in grill, a barbecue and a sink.

The double bedroom on the first floor of the main house has its own uber-panoramic terrace, and the second guesthouse also opens out onto a reed shaded sitting area with views out to sea.

Due to the nature of the property including terraces low walls and several drops around the grounds, children must be supervised at all times.

Please note that there is no real shallow end in the pool, whose minimum depth is 1.35m.

As this villa is located on an island, we recommend extra caution when booking your flights to avoid problems or delays with ferries and hydrofoils. It may be advisable to arrive a day earlier and depart a day later. Please contact us for any information or advice.

Please note that due to the risk of wildfires, the use of fire pits and barbecues is restricted when the weather is windy or temperatures are high. This is particularly common in July and August. More information will be provided in your House Guide and via your local specialist.
