About the property
Inside
accommodation at Villa Alafomiti is laid out over a main house, two independent guesthouses, and a guest bedroom, all of which are accessed from a central courtyard.A large wooden pivot door opens into the main house’s generously spacious, open-plan communal area, whose subtle, harmonious aesthetics define the property as a whole. Of particular note are the large picture windows and the walls of fully retractable glass doors, which open out onto the surrounding terraces and capture the remarkable tri-directional views: to the north, the sea and the islet of Alafonisi; to the south, the Bay of Atherinos; and to the west, the tip of the verdant headland on which the property rises.
Measuring around 12m across and 6m in depth, this captivating convivial space is infused with a soft light, whose aureate glow illuminates the smooth, flax-hued stone flooring and the pale, pastel-yellow walls, which have been finished in kurasanit>, an ancient, eco-friendly product. Up above is a latticed, honeyed-wood ceiling that extends outside, front and back, via a pair of cantilevered projections.
At the centre is the main living area, which is furnished with a trio of sink-in sofas; to the right, at a slight angle to the rest of the space, is a second sitting area with built-in corner seating, an architectural, black-metal fireplace, and a pair of wonderfully panoramic corner windows; to the left is the fabulous kitchen, which includes beautifully crafted, bronzed-wood cabinetry, black worktops, and a separate island with space for dining.
Accommodation in the main house is completed by the master suite, which is accessed from the second sitting area. It comprises a study-living area and a perfectly proportioned double bedroom (both with sea views and access to a shady terrace), a walk-in wardrobe, and a beautifully finished bathroom with double sinks and indoor and outdoor showers.
The two independent guesthouses, which are finished to the same exacting standards as the main house, share a similar layout. Each one has:
- an open-plan space with a kitchen, a sofa, a dining table, and access to a shaded terrace
- an open mezzanine-level children's bedroom with twin beds
- a double bedroom down a few steps
- a shower room
Outside
Villa Alafomiti’s grounds wrap around the house on all sides, extending for around 2.5 acres. The property’s unique location, on a slender headland between the crystalline waters of the open Ionian Sea to the north and Atherinos Bay to the south guarantees extraordinary panoramas that take in northern Lefkada, the mountainous Greek mainland, the island of Kalamos, and Meganissi’s verdant northeast coastline. The epicentre of the property is the courtyard, around which the accommodation evolves. Enlivened by a couple of cypress trees and some flowering plants, it flows out via three openings (oriented north, south and west) to various parts of the grounds. To one side, an elegant flight of steps leads up to the main house’s rooftop terrace, from where the aforementioned vistas are at their best.
The open-plan communal space in the main house opens out onto a comfortably furnished east-facing terrace that overlooks the pool area, part of the grounds, and the two bodies of water that delimit the property. A few steps down from here is an original stone-flagged aloni (once used for threshing wheat), and the irresistible powder-blue pool, with its elegant steps and shallow, beach-effect ledge. Just above the pool is a panoramic, cane-shaded gazebo.
The kitchen in the main house opens out onto a shady al fresco dining area, while the master bedroom and the two guesthouses also have their own private areas of terrace.
Paths weave around the grounds, which have been planted with low-lying shrubs, ornamental grasses, over 100 olive trees, a small vineyard, and around 30 orange, mandarin, lemon and limes trees.
Two of the paths lead to the northern and southern extremities of the property, where gates open out onto a pair of narrow lanes and the sea beyond. On the northern side, steps lead down to the rocky shoreline and the sparkling waters of the Ionian; on the southern side, just a few metres away, is your very own jetty, from where you can set sail, dive into Atherinos Bay, or just gaze out at the fabulous views.
About the Area
Villa Alafomiti is located in an enviable position on one of Meganissi's northeastern headlands and has easy access both to secluded Atherinos Bay and the open waters of the Ionian Sea. A 5-minute drive will get you to the seafront tavernas, shops and harbour of Vathi. Meganissi and its neighbouring island, Lefkada, are eminently visitable in a week.
Meganissi covers just 20 square kilometres but has plenty to offer, with numerous bays and beaches to explore, sleepy white-washed villages, such as Katomeri or Spartochori, to wander around and lots of good walking paths in the centre of the island.
The two main harbours of Vathi and Spilia are great spots for dining on fish, whiling away an hour or two with a drink in hand or setting out on one of the frequent ferries to visit other islands in the Ionian archipelago.
Considerations
The bay below Villa Alafomiti can get quite busy with boats in July and August and those who moor there are sometimes audible in the villa's outdoor areas.
Please note that due to the risk of wildfires, the use of fire pits and barbecues is restricted when the weather is windy or temperatures are high. This is particularly common in July and August. More information will be provided in your House Guide and via your local specialist.
